The best model is not necessarily the one with the highest headline forecast, but the one whose risk allocation, restrictions and visibility genuinely match the owner’s objectives.
Commission management
The operator markets the property and receives a percentage of revenue. The owner participates in potential upside but bears more seasonality, cancellations and demand risk. Compare how gross revenue, net revenue and additional charges are defined.
Guaranteed-rent lease
The operator becomes the tenant, pays the contractual rent and operates the property at its own risk within the agreed framework. The owner gains visibility and simplicity, while usually giving up upside and accepting restrictions on personal use.
The clauses that matter
Term, indexation, payment dates, security, maintenance, repairs, insurance, inventory, owner stays, termination and handback conditions must be read together. An attractive annual figure does not compensate for unclear responsibilities.
How to decide
Commission keeps the owner directly exposed to performance and volatility. ALPÉON has chosen not to offer this model: its proposition is based exclusively on a lease and guaranteed rent, separating the owner’s income from the results of the operation.
ALPÉON has made a clear choice: it never works on commission and never shares rental revenue with the owner. ALPÉON leases the property, pays the guaranteed rent stated in the contract and then operates the accommodation at its own risk. The owner therefore knows the contractual income in advance and is not exposed to changes in occupancy or turnover.
